First things first, Who is a Realtor®?,
The state of New Mexico requires anyone who brokers real estate transactions to be a New Mexico Real Estate Licensee. However, New Mexico does not require a licensee to be a REALTOR®. Being a Realtor® means that the broker subscribes to an even greater code of ethics above and beyond what the state requires. To be a Realtor® , the broker must be a member of the National Association of Realtors®.
Real estate transactions involve one of the biggest financial investments most people experience in their lifetime. With most real estate transactions being over $100,000, it would be wise to enlist the help of a real estate professional. After all, if you had a $100,000 legal question, would you deal with it without an attorney? or a $100,000 tax problem, would you attempt to reslove it without the help of a CPA? Considering the small upside costs and the large downside risk, enlisting the help of a REALTOR® is to your best advantage. Here are a few good reasons why you would want to use a REALTOR® when buying a home:
Seller Agent
A REALTOR® will provide you with information on current real estate values and help you set a realistic, competitive price for your property. Recommend repairs or cosmetic work that will significantly enhance the marketability of your property. Calculate the net proceeds you can expect from the sale of your property. Provide maximum exposure through the Multiple Listing Service of the Albuquerque, NM and Rio Rancho, NM, which reaches over 3,000 REALTORS, providing the quickest exposure to the maximum number of buyers. Free you from the problems associated with showing your property by handling phone inquiries, appointments and showings. Pre-qualify prospects so that your property is shown only to serious, qualified buyers. Objectively present all offers and counter-offers and assist you in analyzing all offers to ensure that you get the best price and terms possible.
Money
The New Mexico Association of Realtors® reports that sellers who use a New Mexico Realtor® will sell their home for 16% more than those who sell it on their own. The 16% more than makes up for any brokerage fees the seller will pay, meaning more money in your pocket.
Time
You have other important things to do, so put a New Mexico real estate expert to work for you.
