Every New Mexico property has both desirable and undesirable features. Put yourself in the buyer’s position. Ask the question, if were looking to buy this house, what would I think? Make a checklist of both the good and the bad, and plan to deal with each constructively.
The Desirable Features Must be Accentuated!
These features could include the floor plan, landscaping, architecture, upgrades, décor and energy usage, to name a few. Here are a few suggestions:
- Display the brilliance of the floor plan by arranging furniture appropriately.
- Emphasize your favorite wall with the right paint colors and wall hangings. All paint should be neutral in color. Consider taking down the pictures on the family wall and replacing them with something eloquent. Depersonalizing your home will appeal to the masses!
- Highlight the energy star rating by leaving several utility bills on display. A perspective buyer cannot overlook the idea of saving money on utilities.
- Stress good lawn care by picking up all trash, replacing dead plants and grooming well. Remember your landscaping will be part of a good first impression.

The Undesirable Features Must be Remedied!
If you are not crazy about some features, prospective buyers will feel the same way. You should strive to make them fall in love with the rest of the house. More often than not, a buyer will overlook a few items they don’t care for in order to have the ones they cannot live without. Here are a few suggestions:
- Remove all clutter. Any unnecessary items should be removed or stored, inside and out. Follow the rule of 3's: No more than 3 items per surface!

Turn on the House Charm
- Place fresh cut flowers on display.
- Put pleasant air freshners throughout the house.
- Appeal to the potential buyer's senses; turn all lights on, home has a vanilla aroma, and perhaps soft classical or jazz music playing.
Give Buyers the Privacy to View
- You know the saying, "Two's Company, Three's A Crowd!" Leave the house and take the family and family pets with you. Buying a home has a lot to do with emotions, so allow the buyers privacy to walk through your home and explore it's features. It is important that the buyers relax and "feel" comfortable and "assume ownership." If you must stay home during a showing, be courteous, stay out of the way, and only answer questions when asked. Do not engage conversation and never discuss price and terms.
