Getting pre-approved for a mortgage
Getting pre-approved lets you know how much house you can afford. By knowing your financial parameters your Realtor® can spend more time looking for houses that "fit" and less time pursuing dead ends. With a pre-approval letter from a mortgage lender you will have more leverage when you make an offer on a home, it makes you a lot more attractive to the seller.
Learn the market
Before you purchase a home you need to feel comfortable with the location you are buying in and the price range you are looking in. You can learn the market by seeing the homes for sale in New Mexico or searching the Southwest Home Listings. Knowing the market will help you familiarize yourself with the diverse home styles and landscaping available in New Mexico.

Determine what you want in a house
Make a list of the “must haves” such as bathrooms, bedrooms, storage, kitchen cabinets, square footage, etc. Also make a list of the extras - the items you would love to have but are not essentials. These items could include a guest house, a pool or an extra garage. Be realistic with yourself. Being able to distinguish needs from wants will make the searching process much easier.

Your time is very valuable. Hiring a real estate agent will save you time and money. Driving around aimlessly on weekends and scanning the weekend newspaper is time consuming. Determine which house
By this time you will have viewed many houses and you probably have several top choices. Go back and view the top choices again if necessary. Being as objective as possible, which house seems to fit you best? Which house will your current furnishings most naturally fit with? If you have pets, does one house stand out as being more suitable for them?
